Please note from June 1st 2019 No fees will be charged to tenants or guarantor in regards to admin fees.
Tenant and guarantor will need to take full responsibility with wanting to secure a house.
We require a full weeks rent ( 7 days ) To hold the property whilst all Checks are provided by the tenant and guarantor .
This involves all parties looking to rent a property are required to provide Homelet TLC Ltd with the following.


Full credit check Experian report that must be valid up to 14 day of apply for the property.

Two forms of ID ( 1 must be photo graphic with current address ).

Last three month wages slips with last three months bank statements supporting your wages showing and any rent payment showing.

Please note if this information is not provided 5 days of applying for a property. Your application will be classed as FAILED and monies will be non Refundable, non negotiable.

If your referencing comes back as a fail, your application will fail and the holding deposit is non refundable

Landlord reference and proof of rent payment is fully required.

Payment of rent will need to be made by the end of the second week of applying for the property if you are moving in after 2 weeks.

You must make sure you reach the affordability for this property which is 30 x the rental amount. If affordability isn’t met , your application will fail and the holding deposit is non refundable.

Please note if you are successful in your application for the property, once a move in date has been arranged, you will need to make payment for 1 months rent within 5 days of the day of confirmation.



DEPOSIT – A Deposit is always paid at the start of your Agreement. The full property deposit must show as cleared funds in our account on the day of signing your Agreement; therefore we require the monies to be transferred into our account 3 days prior to the confirmed date. We shall transfer and secure your bond with DPS after the tenancy Agreement is signed, you will receive information on this at sign up.

 

I confirm that the information provided in this application form is true to the best of my knowledge.

I hereby allow the Letting Agent to seek references from those named above and make whatever further enquiries and credit checks as deemed necessary to progress my tenancy application.

I understand that I may request the name and address of any credit reference agencies used from whom I am able to obtain a copy of any information provided.

I understand that any default in the payment of rent may by recorded with the Credit Reference Agency who may supply the information to other credit companies or insurers in the request for responsible granting of tenancies, insurance and credit. The information contained therein may be disclosed to one or more tracing companies and / or debt collection agencies in order to trace my whereabouts or recover monies due.

I agree that my personal contact details will be disclosed to the relevant utility companies such Tenant Shop a third party company who will contact you to help you with your move. .

The information provided in this form by me is information as described in Ground 17 of the housing Act 1996 and I understand that if any information within this application is found to be untrue, it is grounds for termination of the tenancy.

The Proof of Right to Rent must be dated within the last 3 months.

Money laundering regulation
Any monies paid for rent and deposit must be paid by bacs into our client account clearly referencing which property. Details will be provided on request. NO CASH will be accepted unless prior agreement has been made and proof of where funds have been obtained from.

After referencing has been complete and is successful, payment for the remaining rent will need to be made within 4 days of confirmation

If you cancel your application after it has been completed, the landlord has the right to claim the daily rent due to the loss of marketing.

PLEASE NOTE : There is a £ 20 Referencing cost per person which is non-refundable
